Safety Checks & The Importance Of Letting Us In

We are proud of our housing and the fact we only provide homes that are affordable, safe and comfortable for all our tenants. As your landlord, we have a legal duty to keep your home safe – and this includes carrying out regular safety checks.

By law, when it’s time for your regular safety check to take place, we will arrange a date and time that suits you so we can access your home – and it’s vital you let us in so we can complete these checks.

Allowing us access is part of your tenancy agreement.

What Are The Regular Safety Checks?

As a guide, the regular safety checks we’ll need access to your home for, include:

• Full Electrical Safety Inspection every 5 years
  For this, our electrician will need access to your fuse box, sockets and light switches. Normally, it takes around 2-3 hours to complete, and your electricity will need to be switched off for approximately one hour.
• Annual Gas Safety Check
  This check involves inspecting your gas appliances, pipes and fittings, and usually takes around one hour to complete.
• Annual Front Door Check if you live in a communal building
  If your communal building is taller than 11 metres high, your apartment’s front door must be checked every year to meet legal requirements.
• Ad hoc Repairs and Fixes
• Inspections for issues such as mould or asbestos

What Is The Process For Carrying Out Regular Safety Checks?

When your safety check is due, we will send you a letter with an appointment date and time, together with guidance about what the check will involve and the expected time to complete the task.

If you can’t make the appointment, please let us know as soon as possible so we can rearrange and find a better time for you.

In between these regular safety checks, let us know if you have any concerns about the gas or electrics in your home, and we will get it fixed. Never try to carry out any work on your gas or electricity supply yourself as it’s dangerous – all you need to do is tell us and we’ll sort it.
