What’s inside the report?
Listening to tenants and turning feedback into action
Your voice matters. Throughout 2025/26, we continued to engage with tenants through our Tenant Conference, surveys, estate walkabouts, resident meetings and everyday conversations with our teams.
The report highlights how tenant feedback is helping us identify what works well and where we need to do better. During the year, we received 201 survey responses covering areas including complaints, anti-social behaviour, newsletters and neighbourhood issues.
Tenants told us they want clearer communication, better updates on repairs and more opportunities to see how their feedback leads to positive change. In response, we are working to improve service updates, strengthen follow-up and share more You Said, We Did communications.
Tenant satisfaction on the rise
Our 2025/26 Tenant Satisfaction Measures survey recorded 83% overall tenant satisfaction, reflecting encouraging progress across several areas of our services.
The report also highlights positive results for home safety, with 87% of tenants saying they feel their home is safe, and 87% feeling they are treated fairly and with respect.
We recognise that there is always more to do. The report explains where we are performing well and identifies the areas where further improvements are needed, helping us remain open, accountable and focused on what matters most to tenants.
Investing in repairs, safety and better-quality homes
Providing safe, well-maintained homes remains one of our highest priorities.
During 2025/26, we continued to invest in our properties through repairs, planned maintenance and improvements, including new kitchens, bathrooms, boilers, heating systems and windows.
The report also shares details of our repairs performance and ongoing work to improve the service. While we have made progress, we know that tenants want repairs completed promptly, appointments kept and work carried out right first time. Improving the consistency and quality of our repairs service remains a key priority.
Making homes warmer and more energy efficient
We are also investing in improvements designed to make homes more energy efficient and help tenants manage their energy costs.
The report highlights an £854,000 retrofit programme, combining funding secured from the West Midlands Combined Authority with Nehemiah’s own contribution. Subject to assessments, the programme aims to upgrade at least 100 homes to Energy Performance Certificate (EPC) C by 31 March 2028.
This work forms part of our longer-term commitment to improving the quality of our homes, reducing fuel poverty and supporting a more sustainable future.
Building stronger, more connected communities
A good home is about more than bricks and mortar. It is also about feeling safe, supported and connected to the people around you.
The report explores the work taking place to support tenant wellbeing, promote independence in our retirement living schemes, address anti-social behaviour and strengthen safeguarding.
One example is the befriending service delivered by Dudley Caribbean and Friends Association, which helps older people build friendships, take part in activities and feel less isolated. Through social gatherings, wellbeing sessions and practical support, this work demonstrates the positive difference that community partnerships can make to people’s lives.
Looking ahead: our priorities for 2026/27
The report is not just a look back at the past year. It also sets out how we intend to build on our progress.
Our priorities include improving complaints handling, providing clearer and more regular communication, strengthening repairs performance, improving neighbourhoods and communal areas, and creating more opportunities for tenants to influence decisions.
We are committed to listening, learning and acting on your feedback, ensuring that tenants can see how their views help shape our services.
